Welcome to the winter of 2025. It came in very quickly and hopefully it will go out just as quickly. Just a couple of reminders, please do not park on the streets when it snows. We have public streets, and the Town of Winfield plow the streets. They are not required to plow if there are cars in the road. If you receive any damage to your mailbox while the road is being plowed, you must call the Town of Winfield and apply for reimbursement. Make sure you check on your neighbors, someone might need help with shoveling or some residents might need help getting to the grocery store, Doctors office, etc.
We are going digitally with our newsletters, information, and our yearly Assessments. If you do not have access or a digital device, please let us know as soon as possible. You must request a US mail delivery, so that you receive all information in a timely manor. Again, please contact the office with a correct email address.
Violations: This year we will be strongly enforcing the violations that are set in our Covenants. On the web page we will attach a list of violations. Every resident that bought a home in Doubletree West was aware that we had restrictions that were put in place by our Covenants. The reason for the Covenants is to keep the integrity of the community at the highest possible level. With so many new homes being built in Winfield it is imperative that we stay focused on our neighborhood to be able to compete with the new neighborhoods.
Projects: After 5 years of setbacks, we have finally completed the sign project. We love the outcome and were happy to add a little more landscaping. We also had the back lot at Snead and 103rd Ave cleared we think it cleaned up that corner, and the aesthetic look improved greatly. We plan to have this attended to a couple times a year so that it doesn’t get out of control again. We believe heading into the new year our landscaping costs will now level off, and we will just have normal monthly maintenance costs.
Assessments: With the New Year comes our Assessments for 2026. Unfortunately, we have had to make the decision to raise the yearly assessments:
ALL ASSESSMENTS ARE NOW: $275.00. You will be billed January 1st, 2026.
Assessment will be due on February 15th, 2026.
After this date you will be assessed a late fee of $25.00. NO Exceptions.
After 60 days of the due date, you will be turned over to our collection Attorneys in which the fees for the Attorneys will be billed to you.

For those residents that still have outstanding bills as of February 15th, 2026, your complete file will be turned over to our Collection Attorney, and not only will you be responsible for the legal fees a lien will be placed on your property.
Block Party: Thank you to all that attended our Annual Block party. We conducted a poll of attendees to see if there was interest in continuing the Block Party and the result was unanimous to continue the event. It is a great opportunity for families and neighbors to come together and enjoy a great time. We would like to have a committee to improve the Block party. If you have suggestions or would like to volunteer to be on this committee, please contact the office. In speaking with a few Town Board members, they congratulated us on doing this every year to better the relations with our neighborhood.
Future Events:
